What are Semi Commercial Mortgages

Semi-commercial mortgages are similar to commercial mortgages save that the property comprises both commercial and residential parts. Typically this will be a shop/retail unit or office with living accommodation upstairs.

Semi-commercial properties are a great investment opportunity as rental income can be achieved from both the commercial and residential elements, in addition to business owners wishing to live above their work premises.

Typical lending criteria – semi commercial mortgages

  • Up to a maximum of 30 years, dependent on the lender.
  • Maximum loan to value 75%.
  • Maximum age of 85 at the end of the mortgage based on the oldest applicant.
  • Residential space less than 40% of the overall property.
